Why test for moisture?
Testing for moisture in a home during a pre-purchase inspection is essential to ensure structural integrity. Moisture can weaken components like wood and drywall, leading to significant damage and costly repairs over time. Identifying moisture issues early can prevent these problems and ensure the home remains safe and stable and free from damp conditions which can cause health issues.

What does the moisture test include?
Typically windows and bathrooms are susceptible to the most moisture and will usually cause the most damage however we use not invasive tools to assess the entirety of the property to provide the data included with photos in the report.
Recommendations will be included for and water damaged areas identified in the report.

What happens if elevated moisture is identified?
Invasive testing will be required to determine the location and cause. After identifying the defect Buildcert can advise on a solution to remedy the fault.
If required a cost estimate can be formulated for the remediation work.

What is invasive testing?
This is where we have to physically open up the area highlighted with high moisture levels. This will usually include part demolition of building elements where they have been compromised and need replacement.
